The House Remembers Who Sold It.

The keys are only part of the handoff. Gather what the seller knows during the listing, then give the buyer a digital home record and matching binder carrying your name and brokerage. Manuals, finishes, care notes and trusted contacts stay useful long after moving day.

The listing

A home with a record answers questions before they’re asked.

Buyers compare houses. A listing backed by a complete home record, systems documented, warranties filed, service history kept, reads as the cared-for one.

Useful information for buyers

An organized record lets buyers review available equipment details, care notes and service documents. It provides useful context without making claims about condition that the documents do not establish.

Built with the seller

The record comes together during the listing: manuals, warranties, service contacts, the details only the seller knows. Your pre-listing packet becomes a living document instead of a folder.

Fewer post-close questions

The buyer finds the filter size, the paint color, the shutoff valve themselves, in the record, attached to the thing it belongs to. Your phone stays quiet after the keys change hands.

The closing

Bring useful home details to the closing.

Review the property information with the seller before sharing it with the buyer. Manuals, finishes, system details and appropriate service records can form a useful handover; personal documents and private account information should remain separate.

  1. Start the record with your seller

Manuals, warranties, service contacts, and the details only the seller knows, gathered during the listing.

  2. Feature it in the listing

A documented home stands out. Share documented details while keeping disclosures and inspection reports in their proper place.

  3. Share the relevant record at closing

The buyer receives the digital home record and matching binder with the keys, both carrying your brand. The seller’s private notes and personal documents stay separate.

What it doesn’t do

It doesn’t replace your stack.

Keep your MLS, CRM and transaction tools in place. Hubstone organizes the practical information about the home that a buyer may need after closing. It does not replace disclosures, inspections or the documents governing the transaction.

Questions realtors ask

Does it replace my CRM or transaction software?

No. Keep listing and transaction work in your existing tools. Use Hubstone to organize the home details, manuals and appropriate service documents you agree to share with the buyer.

Who builds the record?

You and the seller, together. The agent starts it at listing time; the seller adds what only they know. Start with existing documents and confirm details with the seller as you go.

What does the buyer need to use it?

Shared records open in a browser on a phone or computer. The buyer can also use a printed binder to browse the information; account access is needed to manage their own home record.

Can the record carry my brand?

Yes. Your name and brokerage appear on both the digital home record and the matching binder, so clients keep your identity on a resource they use after closing.

What if the seller’s records are a mess?

That’s the normal case. The record builds from whatever exists, a photo of an appliance label is a fine beginning, and gets more complete from there.
